Some of the best real estate opportunities in Southwest Florida can be found in the southern sections of Sarasota County. The gated community at Ventura Village in Venice is an example of these opportunities. Located just south of the Tamiami Trail and not far from the beaches of Manasota Key, Ventura Village was one of the final projects completed by Chicago-based builder Kimball Hill before it ceased operations.
If you are looking for a nice neighborhood that strikes the right balance of comfort, privacy, and convenience, Ventura Village will feel perfect. Tourists do not usually venture to this section of Venice, and most of the snowbirds and other seasonal residents tend to stay north of the Tamiami Trail. Ventura Village is less than minutes away from the family-friendly beach at Manasota Key, which features a couple of miles of white sands frequented by seashell collectors. Challenger Park is right around the corner, and all kinds of suburban comforts are just a few minutes north at the Venice Village Shoppes, where you can find everything from a Home Depot to a Walmart Supercenter and a Publix supermarket.
Ventura Village has its very own swimming pool and clubhouse for the benefit of residents and their guests. The architectural style is your typical Sarasota home with Mediterranean details and nice extras such as decorative foyers and covered lanais. Some of the homes have been upgraded with features such as paver brick driveways and granite countertops. The floor plans include two-bedroom villas, three-bedroom single-family residences, and larger two-story homes with four bedrooms.
In early 2021, pricing at Ventura Village started at less than $280K for a two-bedroom villa and $294K for a three-bedroom house. Compared to the northern and eastern sections of Venice, this part of town is more affordable, but value appreciation has been greater for neighborhoods such as this one.
