Blue Heron Pond is a gated community with about 100 custom-built homes and one of the best locations in Venice. Located between the east-west section of I-75 and Venice Avenue, this neighborhood will appeal to home buyers looking for privacy, curb appeal, and plenty of interior space. Development of Blue Heron Pond was completed by Caithness Construction, a local home builder that specializes in gated communities as well as waterfront estates.
Homeowners in this neighborhood are known to hold on to their properties; only a few listings come on the market at any given time, and they usually sell quickly. The most desirable properties are situated along a large pond near the center of the community, but there are three smaller ponds that offer more privacy. In June 2020, a three-bedroom home with two bathrooms, a covered swimming pool, and 1,838 square feet of living space was listed for $375K, and it was located right next to a fishing pond.
The architectural style at Blue Heron Pond is inspired by Mediterranean design. All homes have open floor plans with nice extras such as high tray ceilings, pillars, panoramic windows, crown molding, and Corian countertops. As can be expected, properties with swimming pools and water views are the ones that sell faster.
As its name suggests, Blue Heron Pond is a place where bird watching is enjoyed by many residents. The four ponds are not only well-established but also carefully managed by the homeowners association; this means that they are routinely treated for algae growth and stocked with fish, which in turn attracts many birds. This is a very tranquil neighborhood where children can ride their bikes and explore the greenbelt spaces around the ponds. There is no through-traffic, and the lush landscaping that surrounds the community serves as a noise barrier.
Venice Beach is less than five miles to the west of Blue Heron Pond. Jacaranda Commons is the neighborhood shopping center anchored by a Publix supermarket and a CVS Pharmacy. Once you cross the Tamiami Trail, you can visit all the restaurants, pubs, and shops of the Historic Venice District.
