North Port in Sarasota County : A Florida Housing Market to Watch

In March 2018, the National Association of Realtors published a list of 10 American housing markets comfortably flying under the radar. Spokane in Washington topped the list, followed by three Florida markets, including North Port.

The criteria applied by NAR researchers to come up with the list included local job market performance, business growth, online searches by Millennial home buyers, and attractions. Based on these factors, it is not surprising to find North Port on the list.

With the Atlanta Braves preparing to move into their North Port spring training home by March 2020, the city is abuzz with discussion about what the future holds for this growing section of Sarasota County. It should be noted that the Braves’ stadium and facilities will be part of the West Villages, the latest master-planned development in Florida, which is expected to grow by five neighborhoods and more than 3,000 homes by the time that Braves arrive.

The West Villages and the Atlanta Braves are not the only exciting things happening in North Port. The real estate market, while still affordable by regional standards, has appreciated by a little over 60 percent in the last 17 years.

North Port is a housing market where you can still find a two-bedroom and two-bathroom Florida ranch-style home for under $150K in 2018. Ready-to-build lots sell for just $10K. A three-bedroom and three-bathroom Mediterranean style home built on more than 2,600 square feet of living space can be found listed under $270K. If you are looking for waterfront properties, you may find some with private docking space along the Myakka River.

Life in North Port is pleasantly suburban. Despite its ongoing growth and development, many of the subdivisions here can still be considered low density neighborhoods, and traffic jams are not very frequent. This is the type of city where families enjoy having picnics at city parks or exploring the Myakka River nature preserves.

The beaches of Venice are close enough for daily drives, and many gated communities have their own neighborhood amenities such as swimming pools, gyms and playgrounds. North Port is home to three major golf courses: Heron Creek, Charlotte Harbor and the Riverwood Golf Club.

Property investors should be able to recognize the great real estate opportunities that North Port presents in 2018; likewise, families should realize that this a city where prosperity is practically guaranteed.
