The history of River Plantation in Parrish is an interesting tale of real estate development, which began in 2006, when national home builder Taylor Morrison took a chance on the local housing market by acquiring land in the northern and eastern regions of Manatee County.
Initial development of River Plantation was very slow due to the languishing real estate market and the Great American Recession. At one point, builders planned to develop golf communities at each of the sites they acquired; however, that idea was eventually abandoned to focus on building a neighborhood that would be highly appealing to families and first-time home buyers.
From about 2007 to 2012, development of River Plantation slowed to a crawl as builders got their finances in order. Eventually, Medallion Home joined Taylor Morrison to develop what this neighborhood has to offer today: great single-family homes in a quiet, green setting at affordable prices.
River Plantation is located about a mile southeast of the River Wilderness Country Club, less than ten miles away from Downtown Bradenton. This is a neighborhood that will particularly appeal to home buyers looking for a safe and quite place to grow their families.
The older home models at River Plantation tend to be larger and well-appointed. For example, a 2006 four-bedroom and three bathroom home built on 2,264 square feet of interior space was listed for less than $255K in April 2016. A cozier home with three bedrooms and two bathrooms on 1,524 square feet of living space is listed at less than $260K, but this is a 2016 property still under warranty.
To get an idea of the property appreciation rate in River Plantation, it helps to remember that three-bedroom homes were listed for as little as $140K in this neighborhood in 2012.
The River Plantation amenities include tennis and basketball courts, swimming pool, a community gym, miles of nature trails, and even a canoe launch. Golf courses and state parks are within a short driving distance, and large shopping centers are only a couple of miles away.
