Located in the southern section of the Fruitville district and east of I-75, Colonial Oaks in Sarasota is a large residential subdivision with a family-friendly atmosphere that will appeal to all prospective buyers. Development of Colonial Oaks dates back to the 1980s; a few Florida ranch-style homes can still be found among the 626 single-family residences in this neighborhood, but the majority are built in the Mediterranean revival style.
The affordable real estate, mature trees, extensive greenbelt sections, and neighborhood park are among the reasons Colonial Oaks has always attracted first-time home buyers and young families. Colonial Oaks Park, managed by Sarasota County Parks and Recreation, offers a large playground, clubhouse, tennis and basketball courts, picnic areas, and walking trails.
Most properties at Colonial Oaks occupy more than 1,000 square feet of interior and feature three or more bedrooms. To get an idea of the value appreciation in this popular subdivision, it helps to consider the price range in 2012, which was between $102K and $220K. In late 2018, listings were offered at prices ranging from $259K to $340K. Even though this is a large subdivision with hundreds of homes, only a few come on the market each month.
Colonial Oaks is surrounded by shopping corridors on Cattlemen Road, Bee Ridge Road and Palmer Boulevard. The Bee Ridge Square and Centergate Village shopping centers are located about a half mile south of the Colonial Oaks Boulevard entrance; some of the nearby attractions include Celery Fields Park, the Cock and Bull Farmhouse, Big Top Brewing Company, and the Sky Zone Trampoline Park. A few public and membership golf courses surround the neighborhood, and the beaches at Siesta Key can be reached by means of a 30-minute drive west on Bee Ridge Road.
