As of October 2019, median prices in the Sarasota housing market had increased by more than 3.5% on a year-over-year basis. Sales activity had also increased along with the inventory of listings, and there was one place where builders could not keep up with demand fast enough: Hampton Lakes in Sarasota, located north of Fruitville Road, about 10 miles east of I-75. Hampton Lakes is a Medallion Home neighborhood where the properties tend to be larger, more sumptuous, and filled with luxurious extras.
Hampton Lakes is still under development because the homes here require a longer period of building and finishing. The floor plans feature an architectural style that is closer to Caribbean than Mediterranean; this is a relatively new design trend for Sarasota, and it has attracted many buyers. Since Hampton Lakes is right in the heart of Sarasota’s equestrian neighborhoods, you can expect a nice and quiet countryside feeling in this community.
The lots in this neighborhood are generally larger than two acres, and the starter floor plan, the Aruba, offers three bedrooms, two bathrooms, and nearly 2,400 square feet of space. The builder is not holding back on the extras at Hampton Lakes; a 2019 Santa Maria model completed in 2019 features a breakfast area separate from the designer kitchen, a very large master bedroom, walk-in closets, double vanities, a covered lanai, and enough space to build a private swimming pool. While this particular model is listed at $809,990, many of the estates in this community will likely start at one million dollars in the near future. It should be noted that the more modest floor plans start around $600K as pre-construction deals, but their value will likely appreciate very quickly in 2020.
For families whose children are interested in the equestrian arts, Hampton Lakes is surrounded by stables, pony rides, and riding schools. Other family attractions include the Crowley Museum and Nature Center, the Myakka River State Park, dairy farms, and the TreeUmph! Adventure Course. Since there is not too much traffic on Fruitville Road, your shopping trips to the Publix supermarkets at Bee Ridge Plaza will not take very long, and even Siesta Key Beach is about 45 minutes away.
